These get mixed up constantly, and the difference matters because they are different jobs at different prices. A service is routine work on a boiler that is running: the engineer opens it, cleans it, checks combustion against the manufacturer's figures and adjusts it. A repair is fault-finding on a boiler that has stopped — the goal is to find the cause and fix it.
Then there is the gas safety check, which is a third thing again. It is a legal duty for landlords, it covers every gas appliance, flue and gas pipe you provide, and it produces a written record. A boiler service does not discharge that duty, which is why most landlords book both in one visit.
For landlords and letting agents
The compliance work is where landlords get caught out. A Landlord Gas Safety Record runs for twelve months, the expiry date is different for every property, and nothing reminds you. Across a portfolio it is easy to lose track — and a lapsed record is a criminal offence under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998.
There is one rule worth knowing: renew within the last two months before expiry and the new record keeps your original anniversary date. Renew earlier and the clock resets to twelve months from the new check, so booking too soon loses you time. Ten or eleven months is the sensible window.
